Here in Los Angeles we are experiencing great appreciation. Also we are linked up with a developer who gives us access to off market property. We also have our own property management company which help our investors who are out of state by managing the tenants needs. This allows us to make our money without having to always check on the property. We have learned that this is the best way to do it since we buy 100 properties per year. We pay the property management to take care of our property giving us time to spend on finding more deals.

Manalo, Ali.. 

Owner has developed same product for 20 years. Sold 2,000 duplexes, has kept 4,000 for his own portfolio and management. We currently build 10-20 per month and we don't see and end now sight. 

Most developers take there plans to the city for permits about a 2-4 month process. Starting two months ago, the city of LA has given us our own place at the city of building. As long as we bring them the same scenario and product we have been for the last 20 years then they can approve us in less than 3 weeks. Ramping up our production in the years to come.
