Post: Buying 2 Neighboring Properties at ONCE

I found a great deal, cash flowing for $800-900/month. But then I found out the seller has another property for sale ACROSS THE STREET! That home would cash flow $1000-1100/month. 

How do I purchase both without freaking out the banks/lenders and losing the deal due to time with the first home? I was thinking conventional loan at 5% down on the first home and hard-money on the second right after closing the first.

What's up BiggerPockets community. My name is Christian and I am just starting out my REI journey.

Background: While serving in the Marine Corps I found myself mentoring my fellow Marines understand personal finance and credit. I was excited to assist the next family in need of finance literacy and goal setting. Currently, I work a 9-5 job as a Technician but my true passion lies in helping families overcome financial hardship; which is why I created my website. 

I can now create "Worlds of Personal Finance" and progressive levels to better understand each major topic. The more I read about PF, the more Real Estate and Investing are brought up. Hopefully sooner than later, I will create a "World of Real Estate", outlining the basics to first-time homebuyers (including how to finance them, costs to look out for, potential dangers, and great benefits in owning a home).

I currently own 1 home and planning to house hack it. Everyday, I quickly analyze a few homes in my area to catch a great deal. When I found BP, I was amazed by the tools and education freely offered. I hope to you connect with awesome people such as yourself and help each other grow in REI understanding. Glad to be here.
