Hey guys!

Just wondering if anyone has had any success with finding motivated sellers using a new, unconventional method.. I've heard of ring less voicemail, text message marketing, direct mailing, and drive for $.  Just curious, would like to try something new with my business.  All replies are much appreciated! =)

@Brooks Rembert I understand, what do you think is our best option in terms of procuring deals right now? I don't have a lot of money for marketing materials but what I lack in funds I can make up for in effort.

Nothing yet, we sent this week on Monday and haven't received a response.  We sent over 200 pieces of mail to people we skip traced in our farm area, out of town owners and people that have had a death in their family.  I know that sounds bad but that is what our mentor told us to do.

I am not new to the business, I worked with another wholesaler for about a year. I tried direct mailing but no response and bandit signs are frowned upon in my city (meaning a potential fine).  I am currently driving for dollars and as of next week we will be skip tracing out of town owners.  Any tips or advice would be greatly appreciated. Thanks!

@Nightingale Daniel I appreciate your reply. Even on Zillow though most houses I see are not deals. We're looking for distressed, motivated seller's that are not listed on anything yet.

My dad and I are new investors looking for ways to obtain leads for house flipping. The houses on MLS are not deals and are way overpriced... So how do you find the best deals?
