Hi all,

I am looking for suggesting on good and cost-effective insurers for investment properties for my next flip. Any suggestions?

Does anyone have a recommendation for a good project manager or GC in the Melbourne area? It's for a SFH renovation project.

Thank you all for the great feedback. You all are correct. Also I don’t want another job and I am not interested in property management just investing. I will hire a professional. 

So I am about to rent out my first investment property and I am thinking of managing the property myself. I have a potential tenant that is also one of the subcontractors that will be finishing the work on the property. I have a few questions: If I chose to self-manage what is the best website or app to use for background checks and leases. Should I let this tenant, if he does great work, repair the property if anything needs fixing, like leaking toilets? I am thinking no for the last question, but just wanted to get some thoughts on the idea.  

Well things are moving along slowly. We have the demo completed and roof done. I am still waiting on the permits to be approved for adding the master suite. Then we will really get cracking.
