Good point ill have to keep make searching for subs a priority.

If you're using yourself for your price estimates, you will likely have to demonstrate to anyone that you're borrowing money from that your prices are in-line with other contractors by getting at least a couple of other estimates. Also, if your company is completely separate from your real estate purchasing, you could lien your own property which might be objectionable to your lender. 

Beyond that, you ought to be able to save some significant money if you're in this business. The profit margin you'd be paying someone else you're paying to yourself. 


I agree my other option is to cost without mark up to lower the renovation cost. But costing it at market rate does make more sense.

 The timelines would be the same sense its subbed out. Regardless if I'm hiring a GC or a Subcontractors directly.

Hello everyone I am a licensed General Contractor in Sacramento, California. What are the benefits, if any, of doing my own remodels vs if I were to hire another company? How would that work with a hard money lender?
