That's not a bad deal. It may be problematic trying to get a HELOC on an investment property which it sounds like this is?

@Steve Vaughan Respectfully, throwing "millennials" into a category of people who had no responsibilities and thus not impacted by the financial crisis is short sighted. Anyone born in the early eighties is considered a millennial. Are you telling me a 28 year old wouldn't have been affected by the staggering unemployment and crippling stock market losses? What about the people even younger than them who had to endure the hardship of a parent or both parents losing their jobs and their retirement savings and needing to liquidate their assets? MANY were affected by 2008, including millennials sir.

@Chris Babcock Yea definitely, and I can see how the comment about Mint makes sense haha. Data is the new currency. I signed up quick just to take a peek and it does look very nice. I'm a fan of pretty / intuitive GUI's and want things done automatic or close-to, so I like it already. Thanks for throwing the name out there, super helpful!

@Frank Wong Can you blame them though? Most people in their early 20's / 30's have the 2008 financial collapse tattooed on their brain and their psyche. If not having gone through it themselves, surely most witnessed a parent or a friend who was ravaged by the greed, speculation, and lack of regulation in our system. 

So while everyone's points in this thread are fair.. don't be surprised if the imprint from 10 years ago stays forever. Think about how many people still to this day don't touch the stock market because of 2001.

It depends on your credit score, cash reserves, income, credit history, etc. You can probably get a better rate if you put more down, 20 or 25%, that's what I do. Usually helps by like a quarter point.

@Rich Littlefield Thanks for jumping in. No it's not my credit I'm in the low 800's, it's merely just having an issue "proving" my income. What is "stated income?" The bank I've used in the past has always required both two years of tax returns, bank statements, W2's, and pay stubs.

HOA's can be a pain in the butt, I would not count on being able to turn that ship around. Assume it's going to be $400 and that's that. If it's self-managed, willing to bet they're not going to want to bend over backwards for you. Sorry
