Depends on how busy of a life you have. Also your property management company is charging WAY too much. My company only charges 15%.

I heard of some other services like guestly. I've already used AirDNA to research, what other similar properties are getting in the area. Does anybody have a recommendation for pricing service to use? I'm looking to automate as much of the process as I can using these services like Guestly.


 Pricelabs is what I currently use. It works great.

Hey Ben, 

I think it would be a smart idea to use the same account, since you were a super host in the past you will have some reviews already on your account that are positive that will help with showing up on the first page of listing in your area. Besides that I recommend looking up the local zoning laws to see if it's possible to do STR in that area. Lastly I would recommend having a good team of cleaners in place, a couple of maintenance men on call, and if you don't have time to actively be involved with the property I do recommend a property management company that specializes in STR. Be careful with those large property management companies as sometimes they have thousands of properties under their control so they don't give your property the TLC it deserves. I recommend a small to midsize PM that manage other properties in the area.

As others have said, I would contact your PM company and let them know you didn’t authorize them to put it up for $1800. I would also have a conversation with them about why they listed it at that price when that’s not what you wanted. Depending on their response it might be time to find a new property manager.
