I have saved 80k and I would like to start investing for the first time, what are the best options to invest during this time?. Im located in Houston Tx. I have a 750+ credit score. Do you recomend spending all my cash or just use some as a down payment. Also what is required to get an investment loan?

Hello everyone, I'm looking into investing in real state for the first time but I would like to know yall's perspective on how the forecast looks like for the real state market due to the coronavirus and its effects. I currently have a mortgage but I have some money saved for a downpayment on another house. What is it needed to invest on real state for the first time? I would appreciate the feedback.
