Our first investment property which was not a primary residence first.
20% down payment from heloc on our primary residence, the property is 3/4 acres with 2 homes on the property

Bought my first single family home 3bed 2 bath. I added an extra bed and bath and rented out rooms up until I moved out into another home. The home is now being rented as a single family.

@Nathan Chase the last 3 Refis I did were on rentals that I have owned for awhile and had some good appreciation. I typically buy Reno, rent and hold.

My last 3 purcheshave been 20% down and mortgage the rest

My last three units I have bought with 20% which I got either through refi or heloc and got residential mortgages. I have suited out these units to maximize cash flow.

All my units are on Vancouver island,3 in qualicum bay, 2 in fanny bay, 1 in comox and the latest in Courtenay  which is a residential zoned for a suite.

Greetings BPers

I have recently found the bp YouTube videos and they are now on my daily rotation. 

My wife and I currently own 5 residential homes totaling 8 units on Vancouver Island BC Canada . Today we just removed subjects on our 5th residential home, that we plan to convert into a legal up and down duplex. We have a budget of 60k and 6 week turn over time, we will be sourcing our own materials and hiring our own tradesman that we have used in the past to keep cost down.rent.refi.repeat..

Our next purchase will have to be commercial because of the number of residential mortgages that we hold, could be a good time to start looking for multi family.
