I am in the midst of looking into deals in the secondary & tertiary markets of KCMO, specifically in Knob Noster, MO. Can anyone from that area tell me a bit about the area (Class A/B/C/D) and help me to understand if this is a rough area or not?

I am looking for a multi-family Buy & Hold Deal in the Topeka, KS area and am looking for a few landlords who might be able to familiarize me a bit more with the nuances of the area (i.e. vacancy rate, typical rents, etc.). Also looking for recommendations on a strong property management company if the deal goes through.

Can an experienced landlord in the area provide a few rough numbers for me to continue the analysis on the property?
