I received a newsletter that St. John’s county is implementing a 5% “tourist tax” on all short term rentals. Are other counties seeing this? Anyone have experience reporting this tourist tax?

When purchasing downtown. Insurance is around 800-1200 at beaches depending on size of home.

I agree house hacking in Avondale/Riverside may make more sense. With all the development plans in the works downtown, I do think you have a better chance of hitting an appreciation homerun downtown opposed to the beaches. However, the appreciation in Jax Beach has a long way to go. As downtown appreciates, so will the beaches. There will always be a demand to live by the ocean IMO. I don’t think you can miss either way. Be careful of age of the house

If the numbers in St. John’s work, I would highly suggest buying a home here instead of Arlington. Better schools, quality of tenants, appreciation, etc.

Landlords,

I recently received a quote from Turner Pest for Termite Protection ($22 monthly) and Pest Control ($30 monthly). Are you paying for both ($49 monthly)? Or are you having your tenant pay for it? I would love any feedback on pest control in the Jacksonville area in regards to how you are going about paying for services and which services you choose. I have a 1400 sq ft SFH in PV area with a small lawn.
