Hey guys, Jack Dalrymple and I just took over the BP Meet-Up in Plymouth. We usually have a good crew there and we're trying to change things up by bringing in speakers and giving everyone a quick change to introduce themselves and explain what they're hoping to get out of the meet up. We're meeting this Sunday at 6pm at Tavern on the Wharf in Plymouth. Hit up me or Jack if you want more details!

Post: 1%- 2% rule in Boston area

It's tough to find a 1% deal in the Boston area. Like Charlie said, you'll probably have to head South or West to start finding cash flow properties. If you want to gamble on appreciation, I would say buy a property in Boston. If you want cash flow, you should probably look to Fall River, New Bedford, Taunton, Attleboro, or the Worcester area.

I agree with skipping this month. I haven't been able to go to the last couple meet ups, but I'm looking forward to the next one!

Is the Plymouth area a good place to meet? That way it would be accessible for people south of Boston as well as be accessible for people on the South Coast? You guys good with that?

It sounds like I'm a little late to the party here, but I am DEFINITELY interested in a Plymouth meetup. I'm pretty flexible as long as it's after about 4:00 pm. 

My wife and I are looking to buy a single family home in the Charleston, SC area. We plan on renting it out for 90% of the year and spending a little time there in the winter. Ideally we would like to buy a fixer-upper. My main question is what area should I be looking in? Obviously I want the property to be in a nice section so I can attract decent tenants (vacationers). Where should I be looking? Does anyone know the decent towns touching Charleston and the towns I should be staying away from near Charleston?

Hi,

My name is Christian Carter and I live in Plymouth, MA with my beautiful wife and two great kids. My wife and I currently only have one investment property. It's a SFR in Carver, MA which we rent out. I spent a good chunk of my early years in college and then the Army. I now work as a Loan Officer for a residential mortgage company. Our goal in real estate is to own a number of 1-unit SFR's and hopefully move on to duplexes, triplexes, and fourplexes. I stumbled across the BP Podcast a few months back and I thoroughly enjoy it. I look forward to interacting and learning from all of you!
