Hey Darrell,

Is it hard to Get approved for a new construction loan especially if it will be as an investment? I have a friend that can work as a builder, does that save you on the total price? I live in Little Rock, AR. And would love to learn about investing in new construction partnering up with someone who can build home.

Hello everyone! So I’ve been sending mailers to people from the real machine app that include the picture of the property, and I recently got a call from a homeowner that wanted me to take them off my mailing list and also said that it was “creepy and an invasion of privacy” to take a picture of their ppty. Has anyone experienced something similar?

@Chad U. thank you. Although the way the title company explained it to me is that those Judgements are attached to the property which according to them it means they will follow that property until they’re paid off or removed but she doesn’t know how to remove them.

Okay so I was going to bid at the courthouse on a property from Auction.com so I decided to do a title search before the auction date to make sure there were no liens or judgements on it, well sure enough there are two judgements on the property for a total of $5k and when I asked the title company how do I solve the issue they didn’t really have an answer for me.. so basically I’m trying to see if anyone has had a similar situation and possible solutions to the issue.

So my thing is that integrity is not the issue, I consider myself a pretty honest person.. but myquestion is that if for some reason I’m unable to find a buyer and I don’t have the funds to actually close the deal myself.. getting out of the contract I would be considered an unethical wholesaler..?

Thanks everyone for their opinion, it’s been very helpful. @Brandon Sturgill do you mind elaborating a little bit on on money mortgage? I’m kind of leaning towards that, to find my own deals and go from there. But my liquidity isn’t very high right now

Have any Wholesalers on here had any legal issues with contract and that sort of thing? I talked to a couple of attorneys here in Little Rock, AR that suggest not to get into it, he says he actually sues a lot of wholesalers in town. Is it worth taking that risk?
