1. Seller signs Purchase and Sale Agreement (under contract).

2. Send A to B contract to real estate attorney.

3. Assign contract to end buyer.

4. Send B to C contract to real estate attorney.

5. Receive and cash your check.

If you're based out of Georgia, I can recommend several wholesale-friendly real estate attorneys. To piggyback off of others, wholesaling has a very high failure rate. Good luck!

Thank you for those steps. Your recommendations would be very helpful.

Hi, Thank you for your reply!! When I say kinks I'm mainly referring to the handling of the contract. You said closing attorney or title company, I would love to know how I go about acquiring those key people.

First, when I first started EVERYONE except a few encouraged me to give up. Now I dominate my market.

But yes it is hard (if you listen to bad advise) and it will take work. Make sure you don't prove people like this dude right, so work your *** off!

To answer your question:

Don't reinvent the wheel,

Go to local REIA meetings and ask investors there who they use. Most people going to these meetings are all about helping others. Start there.

Thank you so much for the advice! People hate on things they couldn't accomplish themselves, nothing like that will ever get me down.

I keep seeing REIA, I'm going to look into some groups in my area and definitely attend some meetings.
