After you posted, I decided to ask someone to owner finance a multi family that my husband and I were interested in. He is open to it and we should be talking within the next few days on what everything would look like. So we're jumping in and we shall see where this goes. I'm excited and scared but I know you have to just do it and trust God to cover the rest that you have no control over!

There are a lot of ways to get numbers but I get them off of For Sale By Owner signs. I look up the properties in the mls or my local image mate, which tells you about when the home was sold, taxes, assessment, just so I have some background on the property.

Also if you search the mls you can see how long a property has been for sale, if it's been on the mls for a while the seller might be open to owner financing or something creative. Lots of research!

I have been reading, listening, writing every piece of information that I can find on wholesaling. I have been researching homes, I have numbers and names. All I have to do is pick up the phone and call. I just have no idea what to say!

I was wondering if some of you could tell me about your first phone calls and maybe give some advice.

I started reading the Ultimate Beginners Guide today. I just finished the book Exit First.

I listen to podcast daily. So inspiring!

I will find a REIA. I didn't know they existed.

I will check out the other books as well.

This absolutely, no matter what the cost of time and energy may be, will be what I do to provide for my family! My husband is our main provider and was injured last year. We were told by his doctor that he will not be able to continue in his line of work for much longer. My husband is a welder and a mechanical contractor. He loves what he does and he is excellent at it but within the next ten years he will not be able to continue with his line of work. 

How this all fits together is, I love real estate. I actually work for a broker and am working towards becoming an agent. I love finding deals, partnering with different people and meeting new people. My husband is great with all things construction. I think real estate investing would be perfect for us.

Why I'm writing this. We all start somewhere, so this is my start. I feel paralyzed by my lack of knowledge and experience but I am taking the first step and putting myself out there. I am reading and listening abut all things investing. I look at houses on the market, off the market, auctions every day. I love this and want this!
