I'm considering investing in the Birmingham AL area where I'm originally from. I came across Spartan from reading forum posts here on BB. Just curious if anyone has worked with them and wouldn't mind sharing their experience?

Thanks Everyone! I think I'm going to focus my savings on an investment property and leave my auto loan for a later date. I'm also toying with the idea of refinancing the auto loan to reduce the payments and give myself more monthly cash to invest....but that wouldn't be very much and I'd still like to pay off the loan asap. Anyway, thanks again!

@Chris Pohlson Yup! That's what I was thinking as well. Seems like wasted time to put off investing to pay down the debt. 

@Luka Milicevic I'm close...still weighing my options but I'll be pulling the trigger sooner than I originally planned (within a year).

@Brian Pleshek I don't think I'll be investing in SF. At least not for a while. I want properties that cashflow and that I can afford. Maybe someday. :)  I'll probably start in the midwest or south. Right now I'm weighing either getting an agent in one of those areas and start analyzing deals, or go with a turnkey company in one of those areas. I feel like I'll be able to get going quicker with a turnkey however, I like the idea of jumping in and dealing with it all myself.  Still trying to decide which way to go.

@Matt Motil Thank you for the advice! I was assuming that paying down my loan would be a less efficient use of my money. However, I still need to save more in order to have the reserves I'd need for an investment property. I think I'm going to stick with my plan of saving until I have enough for a down payment and reserves and then start investing. I figure, I can pay down the principle of my auto loan later since I can handle the payments.

I've read a lot of about how it's a good idea to pay off your current debt before moving forward with your investing career. I've also read a lot about how you need to pull the trigger on your first deal as soon as you can so you can get in the game and stop procrastinating. 

The only debt I have is a 30k auto loan. I'm wondering if its a better idea to try and pay that off first or use the money I'm saving up for what I'm saving it for, and investment property.  My gut tells me it would be better to get that first deal going sooner rather than later. If I wait to pay that load off, it will likely be 2-3 years before I could start saving for my first property.  

Any thoughts?

I love spending time in Tahoe! I'm up there most weekends in the winter and pretty often during the summer. I was wondering how the market is up there for buy and hold? 

Last time I was up there (South Lake), I saw a lot of houses for sale. Some were really run down looking. I haven't started running numbers to see if there are any good deals yet. I kind of always assumed Tahoe would be way to expensive. 

If anyone has some insight on the area, I'd love to hear it! Thanks!

That's awesome! Some of my closest friends worked at Zynga for years. Most of us came from LucasArts back in the early 2000s. 

I actually have a friend who lives in Sac who is interested in partnering with me. She's owned a property already (just sold it) in San Diego so together we may be in a decent position to get into the market up there. I'd love to read the blog post if you don't mind sending it over!
