Thank you for your response, I would consider speaking with you about this for sure. Unfortunately, the nature of my current job would prevent me from meeting in person anytime soon due to the hours that my job consumes. It is possible to set up a zoom meeting at some point though.

If investing is your goal, then I'd spend the time at REI meet ups and learning REI. The license is something you could get later on if you feel it is something that could support your REI business.

Hi Michelle!

Welcome!  I'm a former property manager and currently a contractor here in Houston.  I would be sure you set a firm rental criteria and stick with it.  When you change your criteria for someone just to fill a vacancy, you run into more problems.  Just a couple of pointers:

1. Find a good company to do a thorough background check, credit, and have them call for rental verification.  

2. You'll also want to see the most recent pay stubs (do not accept screen shots... ask for PDF's form their payroll system).  

3. If they have pets, have them set up a profile on the pet screening portal.

Bottom line, stick to your criteria.

Welcome to BP and to the Houston market. I just moved out here in July to open up an office for my construction company. We also invest, mostly in multi-family. I've got an offer on a triplex in Vegas and if that doesn't go through, I've got my eye on a couple of properties here in Houston. If you find a local REIA, I'd be interested in joining myself.
