Post: Creative Selling of a Co-op

Hello Everyone. I am new to the group. I have an issue that I need advice on. So I am getting ready to start my investment journey which includes relocating from NY to FL but I am also in the process of selling my co-op. The building I live in is very well maintained but the one bedroom units are very hard to sell. The last person who owned it didn't live in it as it was inherited from a parent who owned it for 30 years. They tried selling it and had it on the market multiple times and were not successful for reasons I am not sure of. I know they were not willing to accept any offer below asking price, so maybe that played a role. Either way, they did absolutely no upgrades to the unit, it had wall to wall carpet that was extremely old and the kitchen had the original cabinetry and the bathroom the same. I up graded the shutoff valves under the sink in both the bathroom and kitchen because they were so rusted I was afraid they would break if I tried to adjust them or change the faucet. I got rid of the carpet and the original parquet flooring and put down new wood lament flooring as I know I would not get the money back if I went with actual wood. All the electrical sockets and light switches were upgraded to be wirelessly accessed. All the rooms were painted except for the bathroom and kitchen which didn't need it. The current market rate for my type based on comps from the realtor is going at $134k with it being fully renovated, another confirmation for this is because the management company recently took over the unit upstairs from me and renovated the entire place and listed it for that price. I would like to know what is a creative way to market my place in order to get it sold quicker? Besides pricing it lower, currently listed as of today @$117k and without putting any significant more money into it, how do I get it sold faster while avoiding any further low ball offers? If you need photos to help evaluate I can include those as well....Thanks in advance for your insight.

@Ceasar Rosas I relocated back to NY and also the property I had needed work that I was not willing to invest in. It was a good starter property and learning experience but I think the house was too old for the needed upgrades so I decided to let it go at a loss. 

Manchester is a great area for investment, Bristol is always good for the ESPN employees. I use to work for them.

Hello everyone

I recently signed up with BP Pro Membership after being an avid listener for over 8 years. I am a former owner of a multi-family in the Meriden CT area. I have since sold that property and moved back to NY where I bought a co-op in Westchester County. I am currently looking for opportunities to invest out of state and build a portfolio. I am looking to connect with local Real Estate Agents and Property Managers in purchasing properties in their respective areas. The states I am currently looking are FL, VA GA, NC, TX, but I am also open to other states that have opportunities. I am also looking to relocated so finding a deal that allows me to live in is something I am keeping an eye out for. It is great to be part of an investment group to collaborate with individuals who have similar interest. I look forward to connecting and doing business with you.
