I’m looking to hear from anyone with recent experience with either laundry platform, and why they went with whichever platform. PayRange seems less expensive, but customer reviews for users seem overly negative. 

@Caroline Gerardo so the leases are all pretty old and month to month, so they say “cable” from before she got the dish contract. We will be putting everyone into a new contract for our management, and trying to make these contract decisions before doing that. You have some great points though that I didn’t think about... the movies, the unsightly dishes, etc. I’ve never had a tv service other than streaming, so I did not think of any of this.

Sorry, I think I worded that incorrectly - She has one satellite and one internet contract for all the units, meaning either everyone has it if we keep paying, or no one has it if we cancel the contracts.

All of my rentals are in very small markets/towns, so I totally understand. Where are people listing their rentals? For us, there is one property management company and I watch their listings like crazy, and I know their quality, so it is easier  for me to price based on their comps. However our little town mostly uses a facebook group for buy/sell/trade and somehow for rentals ;) So this is where I find any and all other comps. A lot of little towns use this style, so maybe check to see if there is a hyper-local FB group for your area. Based on your info though, I would shoot for $700 or so (if your margins can handle that) and hope the market in your area appreciated that much over the last year. 

I'm not sure if this is helpful at all, this is just how I have handled rehabbed properties in a small market.

We just took ownership of 11 units that were poorly managed by previous owner. We did this off market, and are still learning the ropes, mostly learning by making mistakes. Early on in the purchase we did got all the utility prices, ran numbers, etc. But 2 days after closing the previous owner tells us she has a contract for both satellite TV and internet for each unit, which we were totally unaware of. It greatly affects our margins. In all other units we own, we do not offer these services. Now my question is: Should we cancel these services and really upset the new tenants, or should we keep the contracts and give notice of rent increases in a couple months. Either way I feel like tenants won't be happy, just wondering what others would do. Thanks!
