Post: House Hacking in the Boston area - Possible?

The first few posts seem to be spot on.  I bought a triple decker that is under 10 minutes walking to the Fields Corner T stop.  It was a massive pain to get the existing tenants out (competing with multiple offers didn't allow for getting a vacant unit at closing), but when it was all said and done the numbers worked out great for a house hack.

I really like the neighborhood because of the convenience to downtown and 93, but also the potential.  There is a lot of commercial space and some of it is up for grabs.  With prices as high as they are from Savin Hill north, I see a lot of change coming in terms of shops/restaurants in the coming years.  Since I moved I constantly ask myself "why would anyone live in Allston/Brighton and take the green line every day?"  I think the answer is simply the reputation that comes with Dorchester, but I have had nothing but positive experiences with neighbors and random strangers.

Thanks for the reply.  It was about 8 months after the sale.  I'd be surprised if it was done by the previous seller.  There is no evidence that they were deleaded after the fact either.  The current tenants are not section 8, so they may have agreed to the lease without knowing what they could be getting into.

I recently closed on a two-family and I figured (because of the age) that there would be lead paint in the building.  The seller told me they had no knowledge of lead paint, which is common enough.  I assumed I would get an inspection and remediate to get a delead certificate since the property would likely attract families.  As it turns out, I searched the state database and found that shortly after the seller purchased the property in 1998, she had a lead inspection done and both units came back with violations.  This means she had direct knowledge of the presence of lead paint and failed to disclose it.  Oddly enough, the tenants that remain in the second unit have been there since 2010 and the youngest child is 7 now.  Is this worth pursuing with my attorney or would it be a waste of time?

Of course the bank isn't giving a discount because of that.  The market for such a property is inherently giving the discount.  This isn't rocket science.

There is no lease because they are the former owners.  I would be receiving a discount for dealing with the occupants.  Right now I'm just trying to decide if it would be worth it.

I am going to assume that they won't let me in.  Does this mean I will have no access to my own property despite there being no lease or tenancy agreement in place?

I have seen many posts about evicting occupants after closing on an REO, but I am wondering about gaining access to the property during the eviction process, which can be very lengthy. If I purchase a property, can I give the former owners, who are still occupying the home, 24 hours notice that I will be entering? I imagine I'm probably out of luck until the eviction goes through, but any information would be greatly appreciated!

I know it's been months now, but do you care to fill us in on how you resolved this situation? I am considering purchasing an occupied REO and would like to hear your story.

Hi Folks,

I'm a new member from Boston and just wanted to say hi.  I am currently a buy and hold investor working a full time job as a consultant.  My goal is to become a full time investor in the next five years, but I have student debt to pay down in the meantime.  I am joining Bigger Pockets after being a fan of the podcast for a while now.  I am hoping to learn and grow as an investor as I become more active in the forums.  Thanks for having me!
