We allow pets in all our units but do require an initial pet fee of $300 at lease signing plus a $50 a month per pet increase in rent, a max of 2 pets per home.  To date all tenants have taken great care of home and never knew pets were in the home once they left.  One thing I make very clear, it is not a pet deposit but a pet fee added to initial fees, they will not be getting money back at end of lease term.  Covers my cost for a professional cleaning if I need to.

I interested in someone who knows more but to me you should have not gains.  As I understand tax code if own and lived in home for 2 of the last 5 years then gains are tax free.  Max amount of time from living in home to selling is 3 years.  You should be good as I see it.  Interested in this as moved out of our primary house and made rental in August 2022, looking to sell 3 years from now, so by August 2025 to capture profit tax free.  Now we did live in house for 17 years before rental but I feel same rules apply.

I don't like "slum" houses anymore than the next guy - but if you are following the law/codes then that is fine and that is what you're required to do. 


 Guess I should better validate question.  I have friends who are landlords who will leave things in a state of disrepair and to me unhealthy conditions and their response is its just a rental. Without a doubt I keep places clean and healthy but not to standards I want my home with finishes and the like.  Glad to hear keeping places decent.


Failing to maintain a property to a habitable standard and wanting to live there yourself is two different animals. I'd say it sounds like you need to find yourself a better class of friends - the landlord friends I have tend to go above and beyond fixing up their homes.

 Will agree there is a reason I do not invest with them and keep my distance.
