I believe he is just thinking that the rate that was offered was to high in his eyes. Again, I try and get many opinions and ideas from multiple people. So, in the end it’s what will work for us. 

This is the tentative deal…

9% interest rate

$1500 a month as a potential monthly rent.

My wife and I want to purchase our first rental property, we just want to get some other opinions on a seller financing deal. We are read/reading Brandon Turners books on buying rentals and an option is to seller finance to get into something. I am a Realtor, so I spoke with my Broker, and he wasn't too hot on the idea. We do not think we can qualify for a second mortgage on a conventional loan at this moment, but we could put down about 10-15%. We are committed and we know that is the first step, but the second step to get a deal is making our head spin. 

Just asking for thoughts and opinions on a seller finance deal for a rental.

I want to start investing, not sure which direction to go. I'm a Realtor in DFW but new to the investment side. We are having trouble getting a loan because of our DTI ratio. I may have access to about 20-30k, should I note invest? Buy a flip? Get a rental.

Also, if you are an investor in this market what areas should I target? I am just trying to get as much info as I can. I appreciate any advice or info.
