@Tal Shachar We have ran into the same issue with our 120 year old row home. We reached out to a local building supply house. Not only were they about half of the price of what we were quoted at the big box stores but they arrived a month ahead of schedule. Ordered Sept 9 2021

@TImothy Talarico Yes it WILL be hot in the near future... But for now it is still a slow sleepy town but a bit better than the other towns in the surrounding area

After adding a third "Bedroom" to a rental home but shortly after decided to use it as a STR instead of LTR. We are torn as to what actually attracts more bookings. Should we set it up as a media room, gym, or furnish it as another bedroom ? Thanks in advance

@Lynnette E. @JD Martin Happy holidays ! I do "Rental arbitrage" in my apartments as well. I also have it set up in the same way as you both outlined in your comments. We only target guests that are transient workers, and those who have no issues with submitting employment verification, credit and background checks, ect . But, we were unaware of the insurance conflict with STR that you mentioned is this something that we should reconsider ?

@JD Martin Do you allow your tenants to have roommates ? If so what if your tenant had a transient medical professional as a roommate for a 2-3 month stay ? Would that be in violation of your lease as well?
