I did text back. I asked if we could chat? 

Do you think it’s preferable to start a text convo about the house, instead of pushing for a phone convo? Or just straight calling the number back?

After having started my very first direct mail campaign last week. I received my very first contact today.  The owner sends me a text saying "What is your offer at [address]?" I thought people would call and I would stumble through a conversation at that point, but I didn't expect text contact.  What would others do if this is how a seller chose to contact you?

My question is about properties on the list that are outside of your scope of interest. I read somewhere you shouldn’t waste anything, so I was wondering what people do with such properties. Do people ignore them? Do they build a list of buyers that are interested in such properties, and let them know about them? Are these potential bird dog opportunities, even though they aren’t residential? 

Even though these properties aren’t residential properties, they do seem like they would be interesting to someone, especially someone who is not a beginner like me, so I’m interested in what others do when they find properties outside their niche.

It's my first time working a list, and I noticed a few interesting properties that are outside of the scope I want to work with (A couple commercial properties, mobile home park, and land). 

These properties look like they might be interesting to someone else, but I don't really have a way to judge.  What do others do when they find such properties on their lists?

Hello BP! I'm a newbie here, and for my first project, I got my hands on a tax deficient properties list from a nearby County and I noticed that "Tr" follows many names of properties. My assumption is that "Tr" means that property is owned by a Trust.  Am I right here, or off base?

If the property is owned by a Trust, is it worth reaching out to the Trust/Owner?  Are there differences is trying to make a deal with a trust as opposed to a regular owner?  Anything about Trusts to keep in mind generally?
