I remember seeing a meet up on the South Shore of Mass posted on here on BP.  Is this still going on?  I live and invest in Weymouth and would like to meet with others in the area.

Looking for some first hand advice. I am debating starting a PM company. I self manage my two family and wondering If I could scale It for more cash flow. What is it really like to run a PM company? Are you on call 24/7? How do you charge clients? Just curious how many properties I would need just to make money. What is the overhead? Is there insurance? Lastly, anyone know where to research this a bit more? Thank you!

I currently only own one 2 family.  My wife and I are house hacking, we live in one unit and rent out the other.

Should I set up a separate business bank account and credit card?

Currently, I am just running it through my personal account using personal credit cards.

I am wondering about ductless heat pumps and AC in Mass.  I have a two family. I currently have electric heat and one electric 80 gallon tank.  I would like to convert to Gas to save money on utilities and to look better to long term tenants.  I would also be adding two tank less gas water heaters.

One unit is about 1000 square feet, 1 bedroom.

One unit is bigger with 3 bedrooms, large kitchen and a living room.


My question is with the mini ducts, how are they able to keep bedrooms warm/cool with the doors closed?

Are the mini ducts a good option or is there another solid option?

I would be financing the project through Mass Save.

I am not too sure where to post this but here it goes.

My mother was recently laid off from her job of 37 years.  She has severance pay for about 10 more months.  After that, she won't be able to afford her house unless she gets another job.  I met with a mortgage broker today and he suggested two options:

1. Reverse Mortgage

2. My siblings and I purchase the house with an LLC and just the equity to pay for the home and expenses.

Does anyone have any input or advice?  My goal is to keep my mom in her home and to minimize her monthly payments.  It is a very modest home that she has been in for over 30 years.  She loves the house, its all she knows and she won't want to move.  If it helps she owes about $100,000 and the house is worth somewhere between 200-225k.

Any idea a rough estimate per square foot on new construction on the South Shore of Massachusetts?  Middle of the road construction.
