Post: In laws are distressed sellers

my in laws are distressed sellers of their house and are short selling and can't seem to find a buyer for their house.  I think it is mostly because their agent is terrible.  I feel like there is a way to make some money on this but how?  I don't have the funds to buy the house and then hold it while it sells.  It's been on the market for a while with not a lot of activity.  

I have a single family townhouse that was my first house. When bought our second house we kept the first one and now it's a rental property. We just had our second tenant move in. I just recently created a LLC, but someone said I should also have a land trust and then have the LLC oversea the land trust. Has any one done this or can give details on how the two operate together?
