One of my tenants ran into an issue with her bank, and will not have the full rent amount for March. The same tenant has paid on time every month for the last three years. Are landlords allowed to deduct from the security deposit for unpaid rent in Indiana? it would only be a partial deduction to cover the shortage.

Hello,

I just reviewed my homeowners insurance policy for my duplex, and noticed it will increase $130 per year, which starts next month if I choose to renew. I have been shopping around and was wondering what companies other investors trusted. Nearly every company I have called wants to insure both addresses separately. My current homeowners insurance policy is under one address, but covers both sides of the duplex. Any suggestions would be greatly appreciated.

Do I pay taxes on the rent I receive as extra income if I occupy the duplex while renting out the other side to pay for my mortgage? I want to say yes as I am doing my own taxes and was not sure on what to do.

Bought a duplex as my first investment property this past October. This property also serves as my primary residence as I rent out the other side to pay 90 percent of my mortgage. I am looking purchase three or more  multi-family properties in the next ten years by upsizing the number of units with each acquisition.
