@David Brizendine Thanks for the help. This is mostly for owner information after driving for dollars and collecting addresses. In your experience would a title company be happy to provide this for a whole list of addresses?

Hi all,

Looking up owner information in Los Angeles county appears to be harder than in other counties as the information is not available on the county assessors website. 

How does everyone get around this? The records are available at a physical location but often this is impractical. There quite a few other paid-for service out there for this type of thing - does anyone recommend one in particular? What is the most cost effective service?

Hi all,

Currently working on first deal and still getting to grips with rehab budgets. I have my eye on a 3/2 (1400 sqft) but there's a few issues that need to be rehabbed. I was wondering if anyone had any advice on how much might be wise to budget for the following issues:

There's some water stains on the ceiling that weren't wet. I'm thinking it's likely a roof leak but the roof looks in OK shape. Here are a couple of pics:

There's also some signs of WDO on an outside storage room:

There's also some mold in one of the closets. Does this look like surface or could it be a deeper issue:

Any advice would be greatly appreciated!

Hi guys,

I'm in a position where I'm about to search for a property manager and was wondering what is typical for the scope of maintenance that they'll likely manage/arrange? 

Should I expect them to arrange all forms of maintenance, no matter how big the job? Or will they likely only handle basic maintenance/handyman work? For bigger jobs that require a GC I should expect them to get multiple bids, correct? 

I realize this may depend on the particular management company but would love to hear about your experiences on this.

It's the latter scenario. No business but finding a deal. 

I figured it would be more of a CPA question but wondered if anyone had an experience with this situation.
