Id like to second that @Richard Sherman. I cant seem to find any real negative comments, but that seems kinda fishy. Does anyone have any recent experiences with M1? Does it work with a full time job and very busy schedule? About $600 per month seems steep for an accountability group. Setting goals and holding myself accountable has never really been an issue for me. Is the mentorship high quality enough to warrant the price?

Thanks Grant. That's a good point that value add is just as important in MF. I've done that a little with SF and plan to take that advice to heart with apartments as well. Have you basically BRRRR'd apartments and scaled?

Tony, It sounds like I'm essentially where you where several months ago. Did you do a 1031 exchange? Has the work level and DD been comparable to that of SFR? Shout out to TX as well, I just moved from Abilene back in September.

I'm new to the South NJ, Philly area and have decided its time to step up my real estate game! I'm looking at buying a 5-12 unit apartment. Does anyone have any war stories/ tips from the local area? I'm interested in the B- C class. I look forward to meeting folks and attending the SJREIA!

Has anyone worked with Jim Kennedy before or has other CPA recommendations? I too am looking for a good CPA in the Medford, Cherry hill, Camden county area.

Hi Jessica,

I'm an investor and in Burlington Co. as well. Have you done any good deals recently? My wife and I are about 3/4 of the way through a home renovation in Medford, and then Im looking to get into B-C 5-20 unit apartments.  Do you happen to know any good local CPA?

Hey thanks for the advice everyone. Digging a little deeper it looks like the rents have been poor at best for the past few years and the cash flow is an over estimate. Off to look for a better deal! I appreciate the 2 cents!
