I would like to keep it as one lot for myself.  But I do not plan on developing it within the next 2 or 3 years.  I was just wondering what the cost would be so that if I decided that in a couple years that I no longer wanted it for myself that I could get it approved for a single family house and sell it for a profit.

Hey BiggerPockets, 

I have been a member for about 6 months but this is my first post.  I am looking to make my first purchase.  I found some raw land that I am very interested in.  My question is approximately if I was to buy the land, what are the cost associated with getting the lot approved for building?  My plan is to keep the land and develop it for myself but as a backup plan, I would like to know how much it would cost to get it approved and then sell it as an approved lot and hopefully make some money or at least break even.  I know there is a process to get it approved but just curious of the costs of that and also any costs that one might not think of but can add up.  

Again because I am new to real estate any information is helpful.  And the property I am looking at is in CT so anyone in CT that could weigh in that would be great.
