@Wayne Brooks  Thanks for the information.

My question is not whether Fannie Mae can discover the transfer easily but whether it seriously enforces anti-flipping clauses.

Moreover, my understanding is that the anti-flipping clause is contractual and does not affect the deed.

Does anyone know how seriously Fannie Mae enforces anti-flip clauses and how it discovers violations of anti-flipping clauses?

Start off slow, be thoughtful, and thoroughly study the process of successful house flipping. Develop a business plan. Once you have these items, a vision, and a few deals under your belt, you will have results to show investors and the credibility necessary for investors to trust you with their hard earned money. 

If you wish to build a sizeable business, it is likely that investors and private money will be required at some point. I strongly encourage you to look at the latest BiggerPockets book as a way to start thinking about raising money: "The Book on Investing in Real Estate with No or Low Money Down."

@Eric M.  The masters is in development, a topic with which I am fairly unfamiliar. After the first 3 months, I have few criticisms. The program is very practical (completing pro formas, completing an actual market analysis, etc), so it isn't too dissimilar from on the job training except it is organized and very dense. I feel the degree will also expand my network (all of the professors are experts and top active professionals in the industry) and it will enhance my credibility. It was definitely a hard decision to make but I think it will be very valuable. The scholarship helped, too!
