What's up BP. Looking to see what others investors think about picking up properties in smaller markets that have strong cashflow but will only appreciate 1-2% a year or less. I've found some good multi family deals in SK,AB, and NL that would cashflow 15-20% COC and have 8-10% cap rates. Also factoring the risks of picking up B and C class properties while finding tenants in small markets <5,000 or <10,000 population. Love to hear ideas and feedback good or bad.

I am thinking of probably getting into the multi family investments. More doors, more cashflow. So far I haven't done any investing in the market. I am open to fixing and renovating for the right property as I have lots of contacts in the trades. My biggest concern is property values just dont seem to be appreciating. Also if you know any wholesalers I'd definitely be interested to see what they have to offer. I agree with you, I think Edmonton has potential and its in our backyard so that always helps for investing.

Hey Everyone, I am looking to make moves in the Edmonton, Alberta, Canada market. My wife and I are entrepreneurs and have decent access to liquid cash (400,000K) to invest. Just curious what others are seeing with the recent downturn, Covid, Oil prices, unemployment rate, would anyone offer suggestions whether Edmonton is worth looking at for deals ? My concern is real estate values haven't increased since the oil crash in 2014. We have been considering going to the US market since it seems like there are better CoC returns and more deals to be found.

Also, for other seasoned investors, how are you finding the right properties in competitive markets like ? There are some already strong established flippers and investors who seem to have the market consumed. Before the 20% under market properties come up they are tied up by established investors. Tips on how to break in to a market that is very competitive ?
