@Christina Hennessy

Yes, it is a great place to invest. Even following the city's Covid mitigation's, the STR market was still profitable. The LTR market is strong as well which I feel provides a good backup plan in the event the short term side wasn't working out. Please feel free to reach out if you have any questions!

@Avery Carl

Thank you for the direction! I was actually listening to your episode earlier. Very inspirational and informative! I’m very grateful that the BP community is so welcoming and helpful!

Thank you again!

@Joshua McMillion

I will be sure to listen to those episodes and no I have not done much research on the vacation home loans. Do they typically come with a higher interest rate? So far I've only used VA, and plan on using Navy Fed's homebuyers choice, which typically only requires 5%. The downside is you have to eat about 1% on the rate.

Please do stay in touch and I will be more than willing to answer any questions you have about the area. I am also interested in the Tennessee area and would like to eventually expand to the Smokies in the future!

Thank you for the advice and best of luck!

@Matt "Roar" Gardner

I'll be sure to check them out. Do you have a recommended attorney for forming an LLC for STR's?

Thank you for the advice!

@Dmitriy Fomichenko

Thank you the input! I agree with you that it is not a good use of time trying to comprehend the thought process of the IRS. I’m a newbie and it has always been a question of mine that I’ve never found an answer to and figured someone on BP might have further insight. I guess it just one of things that can’t be explained 🤷🏼‍♂️

@Jeffrey Dixon

Thank you for the insight! So, if the properties are owned by an LLC, would that be what triggers the UBIT in the case of a solo 401k?
