While I'm not new to buying or selling real estate, I am new to doing it with an emphasis toward investment.  Having done this, I find the back and forth to the traditional Real Estate negotiation antiquated.  The property I recently sold was like a 2-3 day process every time and offer and counter was made.  Time is money, and I'd much rather sit across from someone I'm going to low-ball to explain the methodology on how I arrived at my numbers.

On multiple occasions now, the agents look at me like I have a 3rd eye every time I've asked to meet with the seller/buyer depending on which side of the aisle I'm sitting.

Curious people's thoughts around this.

Hello BP community.  I'm new to BiggerPockets, but I've owned a triplex (unknowingly house hacked the last 14 years) here in San Pedro, CA that I'm currently in escrow on the sale of.

We bought this house in 2004 out of probate.  We were pushed by investors into the court room where our original bid was pushed up $100k.  We ended up buying it for $655k.  It's a 3 unit triplex that was built in 1989 and doesn't therefore fall under RSO(Rent Control) guidelines for the city of LA.  I'm far from being an experienced investor, but I'm not a complete beginner.

As I mentioned, I'm currently in escrow, and I'm looking to be more intent on owning and investing in multi tenant properties.  In the beginning, here in San Pedro so I can house hack my next property.  After that, I don't want to be tethered to one location.  Really it has to pencil.  I've made to many mistakes using just "the feels" and not enough about the dollars and cents.  Going forward it has to have both.
