Thank you Alex! We have to keep things in proper perspective. A correction is taking place in a lot of markets right now. Does not mean that the bottom is about to fall out.

A correction (or even a bear market) should be welcome news for investors who are looking to jump in.

Make sure you do your due diligence on the local lending laws, Arizona is very friendly to business, but there is a licensing component needed.

From Hard Money Home: "Lender Licensing Requirements
A Mortgage Broker License is required of any person who for compensation or gain, or in the expectation of compensation or gain, directly or indirectly negotiates, places, assists in placement, finds or offers to negotiate, place, assist in placement or find mortgage loans on Arizona property for others. There must be a principal place of business (office) in the State of Arizona."

Recently closed two deals with conventional money, but using HELOC funds to renovate/outfit properties for STRs. Looking at private (hard) money for our next project.

There are still deals to be found! Get out there.

Nice! I’d also love to compare notes some time. I have two STRs coming on line soon in Tucson. One is under a full renovation and the other has had a ton of delays getting to the finish line.
