@Matt Maluchnik When someone is investing for cash flow they are looking at the property on a month by month basis. How much money will go into their pocket at the end of each month after they've paid all expense (Principal, interest, taxes, insurance, cap ex, vacancy, repairs, etc..)

Usually when someone invests for cash flow they just look at the loan pay down and appreciation of the property as icing on the cake.

I am currently looking at a house that is listed as a 2br/1ba. The previous owner finished the entire attic to make it into what they call a man cave/bonus room. It looks to have a lot of potential to turn into a 3rd br with the addition of a bathroom. I remember @brandonturner saying in his book that one of his favorite things to do was turn a 2br into a 3br. I'm sure it is dependent on area and some other factors but I'm wondering how much value I can add by putting in that bathroom? Thanks in advance for the help. Cheers -Chris

@Travis Beal for now I plan on mainly targeting SFR and small MF homes for buy and hold purposes in the area around Fort Bragg and as far north as Raleigh (my hometown). I'd like to acquire a minimum of 3 properties in the next year.
