Thanks everybody for the responses. We are looking at the heloc. We hope to only need the money for a couple years and we don’t need it all at one time so this may be the way to go. I’m just not sure who is willing to do this. We may go back to a standard cash out depending how the heloc search goes. Really up in the air at this point. Once I have the answer I’ll post it or reach out for more help.

We have a rental property that is paid off completely. Looking for as easy and low doc loan we can do while trying to stay away from hard money fees and rates. Property value is approximately 350-400. Looking to go for approx 50% LTV on a cash out. Property is in Sacramento. Would be interested in seeing what is out there.
