i am doing the first steps of bigger pockets, and am a investor looking for opportunities.I have often found these are masked in a problem. If i don't know the answer, i have folks on hand to help me. if there is a good deal there, i can find the money.

albert, i didn't have great results with flipster. promised more than it delivered 

ladies and gentlemen, i am going full bore on wholesaling, as a start. there are tons of resources out there, and almost as many gurus. 

i understand the need to have cash buyers, and how important it is to tie up the property. however, if anyone could share some sage advice, i  would appreciate it. i know pitfalls exist with assignments, earnest money,  but an help would be appreciated.

taking the plunge, not fearful, but would like to get traction right away. planning on doing some wholesaling, there seems to be plenty of opportunities around. what advice would you share on your first one? 

ladies and gentlemen, looking for some common sense advice. there are a number of ways to build a cash buyer list, has anyone purchased one and what kind of results did you achieve? i do think it's important, if wholesaling, to have someone to look at and be available to pay your fee. also, to structure the deal, do you have this under contract with a inspection period? it makes sense to me, have to control something in order to leverage it. also, is the best way to put n offer through llc? thanks all.
