I thought the list date may have been in October because the house looks like it's decked out for Halloween, but it's July 10!  If I were the listing agent I would have insisted on decluttering before putting it on the market or told the seller I couldn't take the listing.

I am contemplating buying a rental property in Sun City.  I plan on doing annual leases, so it would not be a seasonal thing.   Just wondering if anyone has long term rental properties in Sun City.  How easy was it to get renters, what is your property like (Phase I, II, III, etc.), beds, baths, and what is the monthly rent you are charging.  Any info is appreciated.

I am a stay at home mom in Peoria, AZ who recently came into an inheritance and believe real estate investing is a good way to make my money grow.  I would love to do fix and flips, however, I'm not Nicole Curtis and lack the handyman skills to make fixing and flipping financially advantageous.  For now, I'd like to concentrate on purchasing 1 or 2 multifamily properties to get started.  I believe multifamily properties would allow me to develop a good passive income stream and accumulate more capital to purchase additional properties.  I think Phoenix is a great market to invest in, people and companies are moving here every day and carrying costs are low (compared to my hometown of Chicago) so I am optimistic this could be fun, challenging and profitable.  My eventual goal is to have enough income so my husband can quite his 80 hour a week job, have additional income in retirement and leave a legacy for our son.  I am looking forward to being an active member of the Biggerpockets community.
