Good afternoon BP

I have a great tenant who has been just about  flawless as my first tenant experience. They signed a 2 year lease. Year 2 starts June 2023. They recently asked about procedures if they were able to break the lease early as they are  trying to buy a house to fit them better. Looking for recommendations on how this process is handled best if it were to get to that point.

I would find a roofing contractor in your area who will go the extra steps to get it approved.

If the product is discontinued you should have an easy case to get full replacement at the cost of just your deductible depending on policy terms.

Find a roofing contractor to run an itel report to show the the insurance company that there is no match.

A PA is good as a last resort in most cases.

Absolutely go through your insurance for this.

It will get replaced. Find the right contractor to deal with the claim process and make sure every line item is there to get the job done correctly and to code.

Taking advantage early is best. Insurance companies are more willing to pay claims early on when storms hit. Also make sure to have gutters and downspouts checked (most likely have hail damage) and would be replaced also.

Make sure they inspect all aspects of your property. Siding, garage door, windows.

You doing this only adds tremendous value to the property.
