Hey team, 

I was wondering if anyone knew any General Contractors (GC) in the Worcester/Millbury area? Specifically ones that have worked side by side with investors and came complete a scope of work (SOW) and schedule. This is for a flip so timing is key here. Thanks for all the recommendations in advance!

Greetings everyone, 

I would like some help finding a General Contractor; someone with a Construction Supervisor License (CSL) or Trade License in Worcester. Ideally, I want to take them with me to open houses so I know exactly how much a property would cost me in rehab cost and I can price my offer accordingly.

+1 if they have experience with 203k rehab and understand what's needed for a rental property. 

Does anyone have someone like this they can recommend in Worcester? Please only refer someone you have personally worked with and enjoyed the experience.

I am currently in the market looking to purchase a triplex and need some help. Can someone help me identify the pros and cons of Brockton vs Worcester? 

1. What is the potential growth of both of them?
2. Upcoming developments?
3. Resources to look up to compare the two against each other.
4. Brockton vs Worcester market?
5. Which area has the most potential to cash flow?
6. Why pick one over the other?

I am trying to examine these two locations from an investor stand point, I apologize if this is a silly question. Help me learn rather than bash me.

AH HA, yes this is it, this was the same thing that the broker showed me that made things confusing for me!

I think this is where I got confused, since I saw it in so many different places

Just to make sure I am following, the 1.75% UPMIP is rolled into the loan amount and displayed in the section B, closing cost. Then the .85% monthly can be found under the project payments or APR at the bottom?

Just to run some math, what happens if the seller pays all of the closing cost (in the example), will the UPMIP be covered and not rolled into the loan or will it always be rolled into the loan?

By the way, you are the first person to explain this to me so well, so I appreciate it! I got so much misinformation along the way.
