Thank You @Ann Bellamy - for both post replies.  I will check in with John. I am not as concerned with locality as much as I am with federal AND NH state rules. At first glance his credentials seem more than sufficient.

A quick search for John's name here on BP had at least a half a dozen referrals from other members as well in the first page of results.  I will certainly drop him a line.  Thank you so much!

Chris

Still hoping there are some investors in the Monadnock area of Southern NH that might be willing to share their experiences with a local group.  I  would love to get together with a few people and start building our local team.

I have already started building my larger area team (thank you BP).

This all seems like a lot of craziness to me :) For now I will stick with NH only until I find my CPA and we decide what is going on.

This brings up the question - does anyone know of a southern NH based CPA knowledgeable in REI? Or does anyone's CPA have a referral in southern NH? I have asked in another post, but will continue to ask when appropriate until I find someone.

Thanks all,

Chris

I am wondering what some of our favorite customer relations softwares are. I am looking to track things like

.when was the last time I spoke to this person?

.what was the last conact? E.g. call, visit, sent a card etc.

.who was this person referred by?

.who refered this person?

I have used a few in the past at other jobs, but want to pick a decent one to track my team member and client relations.

Thanks all

Chris

Thank you @David.  That makes good sense.

Lately a bunch of different avenues I have been looking at beside BP have been throwing out the idea of starting an LLC in Nevada, or creating trusts in Nevada or Delaware but don't explain why it is supposedly so much better.

Why is this a thing?

Thanks again everyone.

thank you so much @Account Closed for the advice.  I will certainly be looking into the student base for my local university.   I love how thorough you were.

Thank you!

Happy Sunday All,

Recently I found a couple properties within 10 minutes of the local university that could be ideal for renting to students during winter and summer sessions.

I am looking around for the potential pitfalls in this way of thinking and maybe some advise from seasoned renters on how to handle the soliciting of tenants and seasonal leases etc.

Currently I own zero properties and am truly interested in residential single and multi family homes for long term cash flow and generational trusts.

I know this is a pretty generic post, but I hope to start a conversation with a few pitfalls and possibilities and grow it from there.  I see huge potential but the naysayer on my shoulder is screaming about the hassle and the damage and the blah blah blah.  I want some affirmation to shut him up while I work to acquire these properties (or at least one).

Thanks,

Chris

Hi All,

Is it possible there are a few references here on BP for the team members needed to get moving, here in Southern NH? Preferably in the Monadnock area. I understand that some of them can be a far off phone call away, but I prefer people who I can call and ask for an appointment versus just asking for advice over the phone. At least for these parts of my team. So, to keyword spam my post a little bit, I am looking for someone in Jaffrey, Keene, Rindge, Peterborough, Dublin, Monadnock, Marlborough.

I need a Real Estate Investing savvy team member/partner in the following arenas: CPA; Lawyer; Self Directed Retirement / IRA professional.

I am going to go and interview my local real estate agents this week to see who is in need of an investment partner versus just a single home buyer and has experience with such. However, if anyone has used one in my area that they recommend, feel free to let me know.

Blessings all!

Chris

Happy Thursday

I am trying to find a local RE attorney in or around Keene NH and not sure which forum to post in.

A friend of mine is attempting to evict some tenants and is having a tough time.

So if this not the right place to ask, please let me know where and I will.

Otherwise, does anyone have a referral for someone in the area?

Thanks much.

Chris
