Rob Sasser Appreciate your insight; do you manage your rentals or work with a PM?
Denny Pugh Great info, I appreciate it. Are there any areas in particular that you would avoid?

Hello All, I'm interested in feedback on the multi-family & SFR real estate market in Greensboro, NC. I would like to hear from BP members that are in the trenches and/or currently invested in this market. Key indicators like job and wage growth seem to be holding steady for the last several years and property values seem to be increasing steadily. Can someone give me their view on the current cap rates & vacancy rates for multi-family properties. I would also like to connect with residential & commercial real estate agents for any current/future opportunities. Thank you in advance
Hello All, I'm interested in some valuable feedback on the multi-family real estate market in Greensboro, NC. My research has been formulated from various sources; however, I would like to hear from a few BP members that are in the trenches and/or currently invested in this market. Key indicators like job and wage growth seem to be holding steady for the last several years and property values seem to be increasing steadily. Can someone give me their view on the current cap rates & vacancy rates in their comp set? I would also like to connect with additional agents for any current opportunities in their respective territories. Thank you in advance
Patrick, Food for thought: http://www.newsobserver.com/news/local/article10059008.html - outdated, but still relevant. The article references a proposed closure of the Air Force 440th airlift wing - that already happened. Also, take a look at the significant drop in ranking for Fayetteville on the Milken Institute's 2015 Best Cities list : http://www.milkeninstitute.org/publications/view/758

I hear you John; I personally prefer the LLC for the multi-family property that I'm considering. I have the bridge/short term financing locked (if needed); searching for a local bank or credit union that is investor friendly with preferable rates.

Hi Stephen, I spoke with someone at Quantum last week and unfortunately, they do not lend to LLC's where the owners (of the LLC) do not live in the state of the investment property. I appreciate it
