Thanks Ben and Joseph,

We work out of state so thought outsourcing management made the most sense but will look into self / hybrid management opportunities. Would love to be able to reduce the fee down to 10% or so, would really help with the numbers (although I think it would still not cash flow).

Thanks for the helpful reply. We choose 20% since we would be out of state / wanted to be conservative but can adjust downwards. What would you say is the average occupancy and daily rate for a 1500 SF 3 bedroom home in good condition around a mile from the beach / pier? 

Our financing strategy is currently 20% down and turn key but we are exploring other options as well. We don't mind a fixer upper / BRRRR

Hi all,

I am new to the BP community and would like feedback / pointers on how to learn more about potentially getting an out of state winter home / STR investment property in Jacksonville Beach, Florida.

I built this budget template based on my research but am only seeing bad investment returns / don't really know what I'm doing and would appreciate any feedback you all have to offer. Thanks!

Let me know if you're ever interested in having a discussion together. I am a new investor who has been looking into the Jax Beach area for STR / vacation homes as an out of state investor.

I spent the last two weeks down there house hunting but didn't see a deal that made sense in my model, but would love to connect with another Jax investor.

Hi Jim,

Congrats on getting started. Can I ask why you choose Ohio instead of your backyard in Jacksonville? I'm from NY looking at Jacksonville since we would like to visit during the winter months as well.
