Thanks for the reply and your input, Josh! I've been thinking things over and most likely what I will do is invest in something 50-80k... 0-3.5% down and try to lease it 3-4 months later for a positive cash flow. We'll see what happens from there. @Josh Marin

Good evening, hope everyone is well. I'm posting this because I am seeking advice and guidance on buying my first home. I have a specific location in mind that I love. I'm torn between buying a home I actually like very much and want to settle down in to create a stable life for myself and to start a family down the road vs pulling a loan simply for a real estate investment property which would be something I don't like very much. What I do know is I don't want to go back to being a renter, I've been through three expensive apartments, I want my money going towards a long-term investment. Of course both routes are investments, one would be cheaper and a more sound investment and other a peace of mind and stability. Thank you for reading.

Thanks for the replies everyone, I really appreciate the advice. @Jonathan Perez, I definitely agree. I noticed a lot of the questions on a practice test I have are common sense, and knowing what's true and false. Also I've been studying/memorizing national and state terms pretty hard. I figured knowing the terms very well will increase my chances of passing.

Hi, good afternoon. The last time I posted on here I was in real estate school and taking on the 180 hours of mandatory courses for Texas. I have completed all. Now I'm studying/reviewing the salesperson exam prep course, national and state portion. Do any of you have tips? Lots of knowledge to retain and my goal is to get a passing score first attempt.

These replies are exactly what I was looking for, it's nice hearing some inside information from experienced RE industry professionals. @Karl Krentzel your words definitely caught my attention and adjusted my mindset, at the end of the day I want to become a successful real estate investor and own rental property. That's why I decided to go after the RE license, to obtain knowledge and unlock several doors.

I started my mandatory courses for my Texas RE license about 3 months ago, I'm almost finished with course 4 and will move to course 5 (Promulgated Contract Forms) soon. I've covered so much information so far, I've read every word in every book. I'm wondering, will I really need all of that information in the real estate field if do become an agent and to pass the state exam which has less than 200 questions. It seems like a lot of it has nothing to do with selling/buying for a client/customer or investment property. Just kind of annoys me when I have to read about soil, rocks, what a mortgage broker has to do, etc. So to experienced real estate agents and brokers on here - Do you really use everything you learn from your real estate courses/books or is it kind of a joke and just one of those laughable battles you have to get through to see the light? Trust me, I have a good attitude about all of it but some of the topics I read I'm just like...what? Do I really need to know this? But in a way I guess that's school for you, like in high school or college, we all learn about so many pointless things we never apply in the real world...my banker never cared about my GPA or report card if you know what I mean.

Hi friends, I'm from the DFW area. I come from a very succesful/ambitious family. I discovered this website through a connection via Twitter. I decided to join because I feel it will be a great tool to help me stay motivated/inspired to reach my financial goals. On April 29 (close to a month ago) I enrolled myself into Real Estate School. I finished course 1 last week and now I'm on course 2. My goal was to simply become a RE investor but I decided why not go for the license, that way I can gain real knowledge and score a license at the same time, which I know will unlock many doors. I'm just taking it one day at a time right now but I do have big goals that I will reach. If you live in the DFW area please feel free to connect with me. I'm a very open minded person and I'm hungry for knowledge and experience.
