Does anyone have any advice on where to find the best acquisition model to analyze deals and eventually incorporate into an investor deck?  What I see online seems unnecessarily complex for smaller commercial acquisitions (5-10 unit buildings).  Thanks!

After weeks of research (a lot directed from people I met on this forum...thank you!), our first round of marketing is going out next week and we're pumped to get this going!  

Last thing was to connect with a RE attorney to make sure I have all my documents in order in order to make my first offer.  Anyone recommend a good one in LA area?

In developing my start strategy for finding fix and flip properties, I see and hear a lot about using marketing as a strategy to find off-market properties.  Sending out mailers, voicemails and email blasts just seems to be such a low percentage strategy.  I was wondering if some experienced flippers wouldn't mind chiming in on whether the effort, expense and time is actually worth it or not.   Does it actually lead to solid leads and ultimately deals?  If not, what are some of the best ways you've found to find those properties that lead to deals?
