Maybe suggest that he seek out expired listings for his low ball offers and offer him a flat fee for providing the expired listings (if he's going to approach the sellers on his own) and maybe helping write a contract if he gets any bites?

Hi Gloria, I'm by no means an expert, but I'll offer you what I have been learning. Get connected and don't give up. Find some good REIA meetings and find a handful of realtors that understand what you're looking for. Don't be afraid to make offers on deals and put yourself out there where it makes sense-our market is quite competitive. Learn everything you can to make yourself an asset, and you may find you are more prepared to jump right in than you think. Good luck!

I am working on a duplex deal in Tom Bean currently so fingers crossed I'll have a success story soon! My wife found a good meet up in Frisco that you may consider if you haven't found it already. I put a bid on a duplex just this weekend with the exact same stipulation. Assuming they accept my offer, I'll go view it this week.  Just make sure you're covered in the contract if you decide you need to walk away after that first viewing.  Good luck!

I found the REIA meeting in my area by Google- looked up REIA Dallas and a huge list showed up including nearby areas. Good luck!

I recently listened to podcast 96; you may find it interesting.  The wholesaler being interviewed discussed his experience with going door to door and actually meeting face to face with these homeowners.

I have recently wondered the same question about discontinuing contribution to my IRA and using the funds to directly invest in real estate. Like you, I plan to leave what is already in the IRA (likely change to self-directed) and use for REI. I decided to stop contributing to my IRA so I don't have to worry about waiting to access any portion of that money as I'm hoping to be able to retire before 59 1/2. As you stated, the returns are better, and I like the idea of being able to access before traditional retirement age.
