@Nicholas Scatton  Agreed. Everything in this house is brand new except the hardwood floors, which are refinished. That doesn't stop people for asking for other things and things to be made to their liking. My realtor suggested this language to stave off the trend he has seen of people asking for more work to be done on already remodeled houses. I don't like the language and won't have it in my listing again though.

@Federico Gutierrez My agent put in there for a particular reason, the house has no major defects, is POS compliant, and completely remodeled. My agent has been having issues (not just with me) with people asking for additional repairs etc. He added that language because we are not interested in doing additional work. I am not sure I like the language and see what you mean. I probably won't have that put in my next house. 

@Michael Plante Thanks! I do have it listed with an agent. I thought about doing a flat fee listing, but I wasn't sure. I would love to partner with someone more experienced with that to see how it works. 

@Ian Walsh  Not sure, as I do more research it seems that homes sell slowly in this neighborhood. So I feel a little better. I was just surprised because my first flip sold for above asking price in 1.5 days! 

Everyone else (sorry I didn't mention you individually), thanks for your input. Unfortunately my budget for this house is spent and I will not be investing anymore money into it. I need to get it sold an finish up the 3rd one I have.

@Michael Norris The backyard is cleaned up a bit. There is not a huge yard space. There is a fenced in patio around the back that allows access from the garage to the house.

Everyone also seems to forget that there are Tax advantages if you can structure an LLC properly. If you are married, a partnership LLC with your spouse will allow you to split profit in a way that reduces tax exposure. In addition if you are flipping, an LLC allows you to do an S-Corp election which really helps reduce the amount of gains taxes you pay. You should really speak to your accountant.

@Boris G. Thanks for you input. There are comps in the area (3-4 streets over) from $130-$160 so I am not sure where that comes from. 

@Cara Lonsdale Thanks for the complements! That hard wood floor section is upstairs in the second floor bedroom, I am not sure why they were laid that way, but they are the original floors.  I know the temperature is good as I check it at least twice a week. For smells, the house is clean as clean can be and has about a dozen plug-ins all over to keep it fresh. The front brick had Ivy growing all over it. It has been power washed and repaired where needed. :( It was the best that could be done.

@David Dachtera I agree. Unfortunately the cost to remove the 6 dead trees ate into my landscaping budget a lot more than anticipated. Unfortunately the landscaping got chopped off to repair other items in the home that were more crucial. I definitely see what you are saying though.

@David Dachtera  The trees were all cut back from the house. I removed all of the dead growth. As far as the size, I call it the "Little Big House" it looks small from the front but has over 1600 sq feet (not counting the basement). Its comparable in the area. The hardwood floors are whole-'nother' story. They are the original floors however and are in great condition for the age. I didn't want to over improve for the area. 

@Tom Ott This area is on the north end of that price range. Two streets over is University Heights. Its a nice area.

@Wayne Brooks, its priced at the low end for 4b 2ba 1600 sq ft homes in that area. Comps for the last 3 months sold are 120K-160K
