Thanks for reaching out. I would like to be added to your buyer's list and I'm open to discussing any deals that I can provide assistance on. Generally speaking, I am looking for:

SFR's - 3/2's or 4/2's in Concord/Davidson/Harrisburg/Kannapolis and N Charlotte, probably in that order. I prefer flippable properties that require light to moderate renovations. Prefer built 1950 and later in the $100-150k ARV range. I use the 70% ARV rule for flips.

Additionally, I am interested in small multi family properties for longer term buy and hold with some upside through better management, bringing rents up to market, light to moderate rehab, etc. I use a 1-1.5% rule of thumb on rental returns.

I look forward to connecting sometime soon and hopefully doing a deal together.

I'm a real estate investor interested in multiple asset classes located in Concord, NC and the general Charlotte, NC area.  I have done a number of deals in the single family and small multifamily space (long term buy and hold, rehab and flip, etc.) and I'm currently searching for great investment opportunities.
