Post: Cheapest way to get RE license in PA?

I live in South Jersey just over the bridges from Philadelphia and that's where I grew up so I want to start out getting my license in PA and work Philly some to get my feet wet then adding a Nj license and work both sides of the river. I want to start slow doing it part time to supplement my income, money is tight. So where/how is the cheapest way to get my Pa license?

I am looking for 1250-1750 sq ft, at least 3br and ideally 1.5 bath SFR. I have a few properties near me that are ideal candidates. Looking for a handyman special really, something that can be bought for a low price until I make the credit repairs I need.

I'm looking for someone who does lease to own purchases in the Burlington county area. I want to make the investment in purchasing my own home. I have some credit issues that I am in the process of working out. However I am stuck in a lease paying $1500/month rent on one income. I am seeking a landlord to purchase a house and rent it to me under a lease to own contract for a term of 18-24 months. I am looking for a handyman special, one that I can fix up myself adding value and therefore protecting your investment. Return on your investment is open to negotiation. Jaren Barnes my biggest problem and my only problem really is money. I'm looking into wholesaling as a means to make extra cash. I do wish to obtain my sales license in both PA and NJ. I pretty much want to do real estate 24/7. I've been reading and reading and reading about it all. Greg Wake how many properties do you own and how hands on do you have to be with them? I am centered in Maple Shade now. I am originally from Philly. I feel like there are tons of deals to be found in Philly

Hi I'm new to the BP forums. I've been subscribing to the emails and reading all I can on the site. I hope to scour the blogs now to figure out how to get my foot in the door. I work 60hrs a week now just to make ends meet. I'm only 28 and I don't want to be doing this in 3 years. I'm at my limit I think to where something has got to give and will do almost anything to get there. I live in the south Nj area about 15 mins outside Philly, so there is plenty of potential for me. I see myself becoming a landlord and flipping houses, I just find myself beating my head against a wall trying to accomplish that. Until then I just dream dream dream about it.

So I want to break into real estate, I've been looking and looking and I just can't seem to understand how I can get my foot in the door with no money. Right now I live paycheck to paycheck working 60 hours a week. I live in NJ about 15 minutes outside of Philadelphia. Both areas seem to be a great area to start out in but I just can't get over the hurdle. I do want to get my real estate sales license in both states to get my foot in the door but rentals and flips are where I want to make my money. Any advice/guidance? Thanks
